In a medium bowl, whisk together the flour, sugar, baking powder, baking soda and salt.
In a separate bowl, whisk together the buttermilk and melted butter or oil.
Stir the wet ingredients into the dry ingredients until just combined. Do not overmix.
Heat a griddle or large nonstick skillet over medium heat. Grease with butter or oil.
Using a 1/4 cup measure, scoop batter onto the griddle. Cook until bubbles form on top and edges are golden brown, about 3 minutes. Flip and cook for an additional 3 minutes.
